Research

What it is

Three market-research tools on the Deal Workroom, each pulling from an external data provider: Market research (income/appreciation/risk scoring for the area), Rental comps (nearby comparable rents), and Sales / ARV comps (nearby comparable sales, for estimating after-repair value).

Why / when you'd use it

Use these to sanity-check your own assumptions against outside data — is the rent you're modeling realistic for the area? Does the seller's asking price line up with what similar properties actually sold for?

Running research

Each sub-section works the same way: select its Run button (Run market research, Find rental comps — after entering a Bedrooms count, Find sales / ARV comps), and Brickwise queries the configured provider. Once a result exists, the button relabels to Refresh and the panel shows an "As of {time}" timestamp — results are saved, not re-fetched on every page visit.

Research panel results

When results are available, you'll see:

  • Market research: Income, Appreciation, and Market risk scores, plus the resolved location.
  • Rental comps: Conservative / Base / Upside rent estimates with a confidence badge, and a table of comparable listings.
  • Sales / ARV comps: Low / Base / High ARV estimates, plus a comparison against the deal's asking price with a "MATERIAL DIFFERENCE" warning if they diverge significantly.

Every result shows its source and retrieval time — never presented as a live, un-sourced figure.

Honest gaps instead of guesses

If a data provider isn't configured, or a query can't be resolved, Brickwise shows BLOCKED or INSUFFICIENT DATA with a plain-language reason rather than fabricating a plausible-looking number:

BLOCKED - not enough connected data to score this market yet.

  • Geocoding: No address match found for the given address
  • Market data: No market data provider is configured.

This is normal and expected wherever a paid data provider hasn't been connected — see Limits & Expectations for exactly which providers are and aren't configured today.
