Overview
What Brickwise does
Brickwise is a real estate investment platform. It helps you evaluate a rental property deal — from your first look at a listing through underwriting, due diligence, negotiation, and comparing it against everything else you're tracking — in one place, with the numbers computed the same way every time.
Two ideas run through the whole app:
- Every number is either computed by a calculator or explicitly labeled as an estimate. Cap rate, DSCR, cash-on-cash return, and every other financial figure come from Brickwise's own deterministic math (see Limits & Expectations) — never invented, never guessed by an AI model. When you ask Brickwise's AI assistant, Ezrah, a question, it runs the same calculators the forms use and labels each claim so you know whether it's a fact, a calculation, or a judgment call (see the Glossary).
- Nothing gets silently overwritten. If two sources disagree about a property's rent, Brickwise records both and flags the conflict instead of picking one. This is the basis of its provenance system — see Source, Fact, and Fact conflict in the Glossary.
Who it's for
Individual real estate investors — from someone underwriting their first duplex to someone actively managing a pipeline of deals and a portfolio of owned properties. You don't need a finance background: every metric is defined in plain language the first time you'd encounter it (and always in the Glossary).
The three things you'll do in Brickwise
Evaluate a deal. Add a property (by hand or by pasting a listing description), run the numbers, and track it through your pipeline from first look to close.
Dig deeper before you commit. Record what you know and where it came from, get an AI-assisted second opinion on what's missing or risky, research the market, and compare strategies (long-term vs. mid-term vs. short-term rental).
See the bigger picture. Group properties into portfolios, stress-test them together, and compare deals side by side.
How the app is organized
| Area | What it's for |
|---|---|
| Dashboard | Your owned properties, plus a rolled-up summary of your whole pipeline, alerts, and portfolio concentration. |
| Deals | Every property you're currently evaluating, tracked by pipeline stage. |
| Deal workroom (opening a deal) | Everything about one deal — scoring, underwriting, research, due diligence, documents, contacts, and more — in one page. |
| Properties (opening an owned property) | Underwriting, BRRRR/STR scenarios, and Ezrah for a property you own. |
| Portfolios | Named groups of properties, analyzed and stress-tested together. |
| Compare | A side-by-side table of up to 6 properties. |

A note on how these docs were built
Every screenshot in this documentation was captured from a real, running instance of Brickwise — actual data, actual AI responses, not mockups. Where the current UI is unclear, unlabeled, or inconsistent, we say so plainly rather than describing it as something it isn't; see the callouts marked Known UI issue throughout, and Limits & Expectations for the full list.
