Underwriting Analysis
What it is
The core deal calculator. You enter your financing assumptions — down payment, interest rate, loan term, and operating expenses — and Brickwise computes the full set of standard investment metrics: monthly mortgage payment, NOI, cap rate, cash flow, cash-on-cash return, and DSCR. Every figure is deterministic math (see Limits & Expectations) — nothing here is an AI guess.
Why / when you'd use it
This is usually the first real test of whether a deal works. Run it as soon as you have a purchase price and unit rents entered, then re-run it with different assumptions (a different down payment, a different rate you're quoted) to see how sensitive the deal is.
Running an analysis
On a property's detail page, find the Underwriting analysis panel:
- Scenario name — defaults to "Base Case"; rename it if you're testing an alternate assumption set.
- Down payment %
- Interest rate %
- Loan term (years)
- Closing costs
- Vacancy rate % — the share of potential rent you're assuming goes uncollected between tenants
- Annual property tax, Annual insurance, Annual maintenance
- Other monthly income (optional) — laundry, parking, storage, etc.

Select Run analysis. Results appear directly below:

The results cover, in order: Loan amount, Down payment, Total cash invested, Monthly mortgage payment, Gross potential rent (annual), Effective gross income (annual), Total operating expenses (annual), Net Operating Income (NOI), Cap rate, Annual debt service, Annual cash flow, Monthly cash flow, Cash-on-cash return, and DSCR. See the Glossary for what each one means. DSCR shows "N/A (no debt)" if you set a 100% down payment.
Results aren't saved between visits. Reopening the property later shows the empty form again — re-run the analysis to see the numbers. Each run's assumptions and results are logged individually, so you can build up several named scenarios by changing the Scenario name and running again.
Explain this deal (AI)
Once you have results on screen, select Explain this deal to have Ezrah translate the numbers into plain language — what they mean, whether they look strong or weak, and what to watch for.

Ezrah restates your exact figures here — it never recomputes or re-rounds them. This is a genuine AI call (not instant); expect it to take several seconds. See Limits & Expectations for what Ezrah can and can't do.
