STR Scenarios
What it is
A month-by-month revenue calculator for running a property as a short-term rental (STR) — nightly bookings, Airbnb-style — instead of (or in addition to) a standard lease. See Glossary for how STR compares to LTR and MTR.
Why / when you'd use it
Nightly rates and occupancy vary meaningfully by season, so a single "average month" estimate can be misleading. This calculator lets you set a different nightly rate and occupancy for each of the 12 months, then computes real annual revenue and the occupancy rate you'd need just to break even.
Running an STR analysis
On a property's detail page, select Short-term rental (STR) scenario to expand it (collapsed by default).
- Enter Monthly fixed costs (utilities, cleaning contracts, platform fees that don't scale per-booking) and Variable cost/night (cleaning, supplies — anything charged per stay).
- Use the quick-fill box to set a Nightly rate and Occupancy %, then select Apply to all months to fill in all 12 rows at once.
- Adjust any individual month if it's seasonal — a beach property in July looks nothing like January.

Known UI issue: the per-month Nightly rate and Occupancy % cells have no minimum/maximum validation, unlike most other numeric fields in Brickwise — you can enter a negative rate or an occupancy over 100% for an individual month with no warning. See Limits & Expectations.
Select Run STR analysis. Results show:
- Annual revenue
- Average nightly rate across the year
- Break-even occupancy — the occupancy rate at which revenue exactly covers your fixed and variable costs (shows "Unreachable at this rate" if costs exceed revenue even at 100% occupancy)
Saving and comparing scenarios
Name the scenario under Save as and select Save this scenario.

As with BRRRR scenarios, check two or more saved scenarios to compare Annual revenue, Average nightly rate, and Break-even occupancy side by side — useful for testing different rate/occupancy assumptions against each other. Select Remove to delete a saved scenario (no confirmation step).
